It’s been a busy few months for J4 Projects at Halo, resulting in early access being awarded at the end of July, enabling the crucial fit out to commence.

J4 Projects are working with Osborne Clarke, the anchor tenants of the scheme in Finzels Reach in the centre of Bristol, who are taking 5 of the 8 floors of the iconic impressive building and taking advantage of the amazing views across the city. Our role is PM and Contract Administrator for the Fit Out works, and Development Monitor overseeing the whole of the works on behalf of Osborne Clarke.

Its been an exciting project to be involved in, the timing of which meant we were working on the scheme at the start of Covid, when just about everyone was radically re-thinking their office  working in requirements. Luckily, Osborne Clarke were ahead of the game and had already started to think differently about the office design. They’d already incorporated a desk booking system, introduced less formal work settings and were keen to reduce the size of floorplate required. Crucially, leadership was clear on requirements to streamline the floorplates, and this has helped the vision progress into design and construction.

The building itself is high on sustainability credentials, and proudly boasts to being ‘The UK’s most sustainable office building’ by its developer, Cubex.

As we’ve had oversight of the whole build from the start of works on site, we’ve been able to add real value to Osborne Clarke by working with the main contractor wherever possible to resolve any issues at an early stage.

Now access has been granted, Osborne Clarke’s fit out contractor, Interaction, have started on site to commence their CAT B work, getting everything installed and ready for Osborne Clarke to move in. Its an exciting phase of the project and we’ll continue to manage, monitor and add value until completion of the fit out, which is expected early in 2023.
